Three Vines is a quiet residential condo neighborhood in the village of Township. This Ladera Ranch, California community offers schools, parks, restaurants, a library, and stores within walking distance.
Three Vines was built in 2002 and is one of three neighborhoods in Township, one of the city’s smallest districts. The Gables and Aldenhouse are also in this area. Township is located on the border of Antonio Parkway and Crown Valley Parkway in the northeastern part of the city.
The award winning Capistrano Unified School District serves this community. Students attend top ranked facilities like Chaparral Elementary, Ladera Ranch Middle School, and Tesoro High School. There are also several private schools like Stoneybrooke Christian School which is within this community as well as Mission Montessori and Our Savior’s Lutheran School in neighboring cities. Soka University of America in Aliso Viejo and Saddleback College in Mission Viejo are both within minutes.
Residents of Ladera Ranch have access to the many parks and trails that lead down to Doheny Beach and the Pacific Ocean. There are Home Owners Association dues plus a Mello Roos tax. There are 18 community parks here including Town Green Park and Chapparal Park.
Three Vines is located next to both the Mercantile East Shopping Center and the Mercantile West Shopping Center. These centers offer outlet stores, banks, nail salons, restaurants, and department stores.
Ladera Ranch is both a master planned community and a census-designated place (CDP). When it was created it was divided into nine villages that have ten or more neighborhoods each. Besides Township, districts include Echo Ridge Village, Avendale Village, Covenant Hills Village, and Bridgepark Village. This development is known for its many roundabouts that were built to slow traffic, and beautifully landscaped medians. This is one of the lower crime areas in the county and is considered to be a very family friendly city.
